Led negotiations with ITD to release the extended R/W easement, restoring development flexibility and unlocking substantial land value.
Coordinated with city departments to resolve overlapping jurisdictional constraints and align entitlement pathways with investor objectives.
Entitlement Strategy & Approvals
Developed an entitlement strategy to maximize future building coverage (FAR) and enhance long‑term development yield.
Secured variances and a Special Use Permit from the City Planning Commission and City Council to expand allowable building height, land use flexibility, and commercial development potential.

Infrastructure Negotiation & Lift Station Relocation

Coordinated with engineering teams and municipal staff to ensure relocation feasibility, cost efficiency, and long‑term operational compliance.
Financial Modeling & Investor Capital Protection
Prepared a defensible, investor‑grade pro forma evaluating development scenarios, construction feasibility, entitlement‑driven value increases, and projected ROI.
